A hotel could be part of a new mixed-use project being planned for the corner of Kapiolani Boulevard and Atkinson Drive in Honolulu across from the Hawaii Convention Center and near Ala Moana Center, the developer told PBN.

Jim Ratkovich, CEO of James Ratkovich & Associates Inc., a Los Angeles-based real estate advisory and development firm, who has developed other projects in Hawaii, as well as Bill Witte, president of Salem Partners, a Los Angeles-based investment bank and wealth management firm, have inked a joint venture agreement with Japan-based Kaijima Kagaku USA Inc. on the “Manaolana Place” project.

Ratkovich and Witte, who have formed Manaolana Partners for the development, and Kaijima Kagaku have agreed to combine their properties, which total about 51,000 square feet, to build the 400-foot high-rise project that was first reported by PBN.

Manaolana Partners’ lot is about 36,000 square feet and is located behind the Atkinson Center, which includes such retailers as 7-Eleven, Subway and Supercuts.

Kaijima Kagaku’s lot, which is occupied by the Atkinson Center, is about 15,000 square feet.

“We approached the owners of the property next door and reached an agreement with them to form a joint agreement,” Ratkovich said.

He told PBN that, conceptually, it is a residential project that could have a hotel component.

The current zoning for the property does allow for hotel uses, Ratkovich said.

“We would love for it to have a hotel component if we can figure out how to make it work financially,” he said. “We’re not at that point yet, this is purely conceptual.”

Witte noted that the number of units making up the project is still to be determined.

Ratkovich, who was part of the development team for the Wailea Beach Villas on Maui and once helped raise $75 million in financing for the Airport Industrial Park in Honolulu, said that it is going through the transit-oriented development process right now.

“We have filed our application, and initiated traffic studies, sewer capacity studies, community outreach,” he said. “We have been working with the mayor’s office, visited with every council person and we’re gathering information and opinions, working on a community benefits package.”

Ratkovich pointed out that if everything goes as planned, that process should be completed in the next six months.

Salem Partners is the equity partner on the project. A construction lender has not been decided upon yet.

Honolulu-based Architects Hawaii is handling the design of the development.

No construction firm has been chosen yet.

The development is the second tower being planned for the area.

The proposed 128-unit “Aloha Kai” condominium project, which will also be located on Atkinson Drive next to a newly redeveloped YMCA of Honolulu Central branch, is still going through its development phase.

Owner selling 84 units at Downtown Honolulu’s Executive Centre

March 16, 2015 By Mark G. Howard Leave a Comment

Clifford Laughton, chairman of a venture capital and private equity firm called Hawaii Holdings LLC, is selling 84 units at the Executive Centre mixed-use condominium in Downtown Honolulu for an undisclosed amount.

The sale followes the Executive Centre’s Association of Apartment Owners’ purchase of the fee interest in the 41-story leasehold building from Kamehameha Schools late last year, Frances Okazaki, an executive vice president for CBRE Inc. Hawaii, who is marketing the bulk sale, told PBN.

She said that the association is offering the fee-simple interest to the owners of the condo units, and thus all the buyers of hte 84 units have the option to purchase the fee-simple interest from the AOAO if they want to.

“Our owner would like to sell the units in bulk and in leasehold,” Okazaki said in an email to PBN. “It will be up to the buyer to purchase the fee from the AOAO.”

In 2013, the same owner put units on the market in a bulk sale, which was marketed by Colliers International Hawaii.

Okazaki said that this listing expired a while ago, and that this brand new listing with her firm is with the same owner.

“While these are most of the same units, they are not exactly the same individual units as some are being kept for his [the owner’s] personal use,” she said.

Kamehameha Schools sold its leased-fee interest in the building, which is located at 1088 Bishop St. and contains about 120 hotel units managed by Aston Hotels & Resorts, for about $75 million.

Michael Pang, president and principal broker of Honolulu-based Monarch Properties Inc., which represents the AOAO of Executive Centre, told PBN that the association bought the leased-fee interest because it had the opportunity to do so.

“The owners are in the process of putting in contracts to buy,” he said. “You’ll see more of that going on as the units have become more valuable.”

The buyers of the leased-fee interest also included Hawaii businessman Duane Kurisu, ResortQuest Hawaii, Calvert Chipchase III Trust, Best Buy Hawaii International, Longs Drugs and MB Technologies, according to public records.

The property also includes about 200 residential units, nearly 100 office units, about 10 retail units, including Hukilau Honolulu restaurant, Longs Drugs, a penthouse and a 12-story low-rise containing 33 town homes and a parking structure.

A public filing is revealing more details about the redevelopment of the King’s Village shopping center in Waikiki into a 33-story condo-hotel.

Developers are The MacNaughton Group, Kobayashi Group and BlackSand Capital.

The 248-unit, mixed-use 133 Kaiulani project, which will be located behind the Hyatt Regency Waikiki Beach Resort, will result in the demolition of the King’s Village, Prince Edward apartments and Hale Waikiki, according to a draft environmental assessment.

It will consist of one- two- and three-bedroom units along with ground floor retail space.

There also will be a lobby lounge, bar lounge, restaurant, event spaces, executive offices, a main pool deck, and a fitness center and spa, according to the environmental assessment.

The project’s economic impact will include about $8 million in annual taxes, almost 200 net permanent jobs gained despite the loss of 200 jobs from the demolition of the current buildings, and up to 300 construction jobs, the assessment said.

Construction is expected to begin in 2016 and be completed in 2018.

The developers also plan to set aside $500,000 for beach replenishment or other programs to maintain and expand the beach area, as well as another $500,000 toward construction of ADA improvements for access and a bathroom at the Waikiki Community Center.

Earlier this month, a member of the development team released a rendering of the project, which once called for 256 units.

The development team paid about $41 million to acquire the King’s Village shopping complex in 2012.

The project is being designed to fall within the price ranges for affordable housing.

Project developers, architects, designers project managers and contractors of the Ritz-Carton Residences participate in a groundbreaking ceremony for the second tower. From left, Gregg Kodama, Russell Young, Brendan Guerin, Brett Hill, Lance Wilhelm, Jason Grosfeld, Mayor Kirk Caldwell, Mike Pepper, Scott Glass and Casey Federman.

California-based developer Irongate officially started construction on its second Ritz-Carlton Residences, Waikiki Beach tower on Tuesday as sounds of construction activity continued at its first tower next door on Kuhio Avenue.

While the first 324-unit, 37-story “West” tower, which is more than halfway built, nears completion in early 2016, community and business leaders — including Honolulu Mayor Kirk Caldwell, who arrived straight from his 2015 State of the City address — gathered for a groundbreaking ceremony for the “East” tower.

It also was the first groundbreaking for newly-minted Irongate Managing Principal Lance Wilhelm, who for many years, attended these types of ceremonies as a general contractor with Kiewit.

The 246-unit, 37-story second tower is expected to be completed in 2017. Both projects are expected to account for more than 600 construction jobs.

The developer declined to reveal the estimated development cost of the projects, as well as exact sales of the two towers. However, Wilhelm previously told PBN that the first tower was sold out.

In July, the developer said that about 80 percent of the units in the second tower had been sold. According to a fact sheet about the project handed out on Tuesday, the developer said that 88 percent of its oceanview residences have been sold to buyers primarily from Japan, the Mainland and other parts of Asia.

Remaining studio, one-, two- and three-bedroom units are priced from $998,800 to $3.5 million, with penthouse units priced from $6.75 million to $25 million, the developer said.

Located at 2121 Kuhio Ave., next to the Luxury Row of retailers that include Tiffany & Co., Chanel and Gucci, the project will include Hawaii’s first Dean & DeLuca, Sushi Sho, BLT Market, BLT Bar & Grill and a yet-to-be-announced locally-owned produce and grocery market.

The project’s architect is New York-based Guerin Glass & Associates, with Honolulu-based Brett Hill Construction Inc. as project manager, Honolulu-based Albert C. Kobayashi Inc. as general contractor and California-based Jon Brent Design as its interior designer.

Irongate founder Jason Grosfeld, who also is the managing member of Pacrep LLC, which is developing the Waikiki Ritz-Carlton projects, told PBN that it has no other projects on the drawing board yet in Hawaii.

This project is the first Ritz-Carlton Residences-branded property on Oahu. There are Ritz-Carlton-branded properties on both Maui and the Big Island.

This 630 Cooke St. lot in Kakaako will be home to a future affordable housing project.

The Hawaii Public Housing Authority will receive a $9 million grant from the U.S. Department of Housing and Urban Development as part of its Capital Fund Program for Public Housing Agencies, the state’s congressional delegation said Friday.

“The lack of affordable housing is an issue that is reaching a critical point in Hawaii,” U.S. Rep. Mark Takai, D-Hawaii, said in a statement.

“This funding will help replace distressed units, support jobs in our community, and bring quality affordable housing within reach for many Hawaii families,” U.S. Rep. Tulsi Gabbard, D-Hawaii, added. “With this grant, the Hawaii Housing Authority will be able to improve housing units across our state.”

The HUD Capital Fund program supports more than 3,000 public housing authorities across the nation to build, repair, and modernize public housing projects.

Energy efficiency and large-scale improvement projects may be supported by the fund as well.

A partnership between Honolulu-based BlackSand Capital, Kobayashi Group and The MacNaughton Group. have released a rendering of the proposed redevelopment of the King’s Village behind the Hyatt Regency Waikiki Beach Resort into a mixed-use condominium-hotel project in Waikiki.

Keith Kurahashi of Kusao & Kurahashi Inc. presented an update and informational briefing to the Waikiki Neighborhood Board on Tuesday. Kurahashi said the project has adhered to Waikiki Special District Rules, and the 350-foot, 33-story condominium tower’s unit count has dropped from 256 units to 248 units.

Kurahashi first presented the plans before the board in April 2014. The King’s Village, Prince Edward apartments and Hale Waikiki will be demolished for the project. The Honolulu Star-Advertiser reports neighbors at Tuesday’s meeting said they would oppose the plan.

The partnership paid $41.25 million to acquire the King’s Village shopping complex from Oregon-based Elda Investments LLC in 2012.

Honolulu City Council will consider rezoning for D.R. Horton’s West Oahu Hoopili development

February 14, 2015 By Mark G. Howard Leave a Comment

D.R. Horton – Schuler Division’s rezoning request for its 11,750-home Hoopili master-planned community in West Oahu is expected to go before the Honolulu City Council on Feb. 18, a council member’s senior adviser confirmed to PBN.

D.R. Horton will ask to have the land rezoned from agricultural to urban. The state Land Use Commission already has approved the zoning change.

Ikaika Anderson, chair of the Council’s Zoning and Planning Committee, is expected to ask Council Chairman Ernie Martin to include the Hoopili project on the Feb. 18 agenda, said Gail Myers, senior adviser to Anderson.

“We anticipate that he will,” she said in an email to PBN. “Providing that the bill passes first reading, it will be referred to the Committee on Zoning and Planning. The Council agenda posts on Feb. 12, at which time we will be certain that Bill 3 appears on that agenda.”

D.R. Horton hopes to begin construction in 2016.

This week, PBN first reported that Honolulu firms The MacNaughton Group, Kobayashi Group and BlackSand Capital are under contract to buy 33 acres of land near Hoopili, which could become a retail center. The companies are well-known developers of retail and residential projects in Hawaii.

Oahu condo prices hit another new record in January

February 12, 2015 By Mark G. Howard Leave a Comment

Home prices on Oahu soared in January, a traditionally slow month for sales, as the median price of a condominium hit a record $381,500, according to statistics released Saturday by the Honolulu Board of Realtors.

The median Oahu condo price was 19.2 percent higher than the median price set in January 2014, which was $320,000, and was 5.6 percent higher than the previous record median price of $361,250, set in December.

The median price of a single-family home rose to $675,000, a 7.2 percent increase from $629,500 in January 2014.

Sales of single-family homes, however, fell 14.6 percent ot 210 homes sold in January, from 246 homes sold in January 2014. Sales of condos fell 7.7 percent to 286 units sold, from 310 units sold in January 2014.

“This is traditionally one of the slowest months of the year, so the sluggish sales of single-family homes and, to a lesser extent, condos, is not too surprising,” Jack Legal, president of the Honolulu Board of Realtors, said in a statement. “However, what’s notable is the jump in median sales price, including a new record set for condominiums.

“This indicates demand for housing is still very high, and the one factor that is putting a damper on the market is, as usual, the lack of inventory, especially for single-family homes,” Legal said.

There were 1,077 active listings for single-family homes in January, a 7.1 percent decrease from 1,159 listings in January 2014. Condo listings totalled 1,630 in January, a 4.2 percent increase from 1,564 listings during the same month a year ago.

The months of inventory remaining for single-family homes — the time it would take to sell every home on the market — fell 7.1 percent in January to 2.6 months, from 2.8 months in January 2014. The inventory for condos, however, rose 3.4 percent to three months of inventory, from 2.9 months in January 2014.

Homes also spent more time on the market before selling in January. Single-family homes were on the market for a median of 26 days in January, compared to a median of 22 days in January 2014, an increase of 18.22 percent. The median days on market for condos rose 28.6 percent to 27 days, from 21 days a year ago.
