Ownership change for Waikiki’s former Niketown building

January 22, 2016 By Mark G. Howard Leave a Comment

Los Angeles-based developer Robertson Properties Group has purchased the remaining property of the four-story King Kalakaua Plaza building on the Ewa end of Waikiki that used to house such tenants as Niketown, Banana Republic and Official All Star Cafe for $10 million, according to public records.

Robertson Properties, which is owned by Decurion Corp. which also owns Pacific Theatres, ArcLight Cinemas and Hollybrook Senior Living, already owned a majority of the property.

Its latest purchase from Honolulu development and investment company Oceanfront Hawaii Inc., headed by Atsushi Takebayashi, includes a 6,711-square-foot parcel of land at the 2080 Kalakaua Ave. site.

That parcel has a total assessed value of about $3.1 million, according to tax records.

The building opened to much fanfare in 1998, but has remained vacant since its last remaining tenant, Niketown, closed in 2009, although the ground floor space is being utilized as a sales center for the nearby Ritz-Carlton Residences, Waikiki Beach condominium-hotel project.

The complex cost $45 million to build and was a joint venture between Honolulu’s the Honu Group and Lehman Brothers, which financed the project.

Lehman foreclosed on the project in 2006 and sought $79 million in principal, interest and penalties, though Lehman was also the majority owner of the project.

In 2010, Robertson Properties, the landowner, took control of the building and owned a majority of the property up until this recent acquisition from Oceanfront Hawaii.

The Los Angeles developer also has plans to redevelop the site of the former Kamehameha Drive-In across from Pearlridge shopping center in Aiea in Central Oahu into a mixed-use project.

PBN has reached out to Robertson Properties for comment.

Airbnb, alternative accommodations in Hawaii may not have a big impact, CBRE says

January 20, 2016 By Mark G. Howard 1 Comment

A new analysis by CBRE finds that the emerging alternative accommodation industry in Hawaii may not have a significant impact on hotels, and might actually attract tourists that may have otherwise stayed away due to expensive lodging.

In its first analysis, PKF Hospitality Research, a CBRE Company, takes a closer look at companies including Airbnb, VRBO and Flipkey — online lodging platforms that allow individuals to rent their homes to visitors.

The “sharing economy” startups are pushing the conventional notion of what it means to vacation in the Islands, as well as “redefining boundaries, both economic and regulatory,” according to the report. The most recent count shows approximately 10 percent of total visitor accommodation units in Hawaii are vacation rentals.

Data from Airdna reveal that there are now approximately 6,900 Airbnb listings in Hawaii, most on Oahu. More rental properties are listed on VRBO and FlipKey, among other sites.

“Future inroads made by network orchestrators such as Airbnb are therefore likely to have less impact on Hawaii’s hotels compared to other markets, particularly when consistently high hotel occupancy levels point to significant unaccommodated demand,” says CBRE, which utilized Google Trends in its analysis. “In the optimal scenario, CBRE believes that an increase in alternative vacation rental accommodations at a lower price point may even serve to induce more visitation to Hawaii.”

The online network of vacation rentals could have a minimal impact on hotels, CBRE argues, noting Hawaii hotels currently enjoy high occupancy levels, and that doesn’t necessarily “induce” greater supply of alternative accommodation units. Oahu already has a “well-established vacation rental industry,” the report states, noting further investigation is required for a complete picture of the industry.

“In addition to numerous local residential real estate and tour/travel agencies with vacation rental listings, VRBO has traditionally been the leader in vacation rental inventory on the web for the Hawaiian Islands,” CBRE says. “With these market-specific factors added to the mix, any analysis would have to first account for the quantum of units not captured by Airbnb before valid conclusions can be drawn.”

The six luxury oceanfront homes being planned by Alexander & Baldwin Inc.’s real estate subsidiary has disclosed to PBN a price range for the six luxury apartment homes it developing on the Kahala property formerly owned by Japanese businessman Genshiro Kawamoto. Each is being priced between $6 million and $12 million, a spokeswoman for the Honolulu-based company confirmed to PBN Wednesday.

Specific prices for each of the six stacked residential units being designed have not been set but will fall somewhere in that range.

A&B Properties Inc. plans to spend up to $45 million to develop the complex on the 1.3-acre vacant parcel at 4607 Kahala Ave., as first reported by PBN.

The three two-story buildings, which will include garage porte cocheres, guest parking and a pool, will abide by the 25-feet height limit for the neighborhood.

A&B said planning and permitting for the project is anticipated to be completed in 2017 with construction following and an anticipated completion in 2019.

The company acquired about 30 of Kawamoto’s Kahala properties for close to $100 million in 2013, and has sold most of the properties.

Japanese investors in Hawaii: Only keen on Oahu

Japanese tourists were doing more ‘window shopping’ last year than they did the year…

While Japanese investors are keen on Hawaii real estate, they are keeping their gazes focused on Oahu rather than the Neighbor Islands, according to a report from Title Guaranty.

Japanese investment in the Hawaii real estate market is surging. It is set to keep up the pace, spurred on by new projects in Oahu and Japanese institutional investors keen to snap up the new products.

However, looking beyond Honolulu, Japanese investors are less active. To the end of August this year, the investors bought just five of the 30 properties on Hawaii’s Big Island, one of the 12 properties sold on Maui and none of the properties on Kauai.

This does not come as a surprise to some experts. Mike Imanaka, Title Guaranty’s senior vice president of data services noted that this is in line with past statistics and so far the Neighbor Islands are not considered as much as Oahu.

To the end of the summer this year Japanese investors have purchased 191 properties in Honolulu or $147.7 million worth, according to data from Title Guaranty. This compares to 197 and 240 for the entire years of 2013 and 2014 respectively.

Residential tower could be developed at Heald College Honolulu site

December 14, 2015 By Mark G. Howard Leave a Comment

A new residential high-rise tower could be built on the site where the Heald College office building across from Ala Moana Center in Honolulu currently occupies, the new owner of the property confirmed to PBN.

Salem Partners, a Los Angeles-based investment bank and wealth management firm, which includes Managing Director Jim Ratkovich and President Bill Witte, purchased the Heald College property as well as the adjacent newly-built Walgreens flagship Hawaii store for a total of $73.5 million, as first reported by PBN.

“We are looking to do something transformative, something that sets the tone for others to develop side by side with us along Kapiolani Boulevard and throughout the district, something catalytic,” Ratkovich told PBN. “As the plan stipulates, it’s something we are very excited to be a part of and we’re writing checks to prove it.”

He said that his firm is leasing back the store property to Walgreens and is looking at several different options, including residential uses, for the Heald College building site.

“It’s a likely option,” he said referring to developing a residential project. “Given where it is, adjacent to Ala Moana Center, its location at the intersection of Keeaumoku Street and Kapiolani Boulevard, it’s something we have to study and we are working with the city and the community. We’re anxious to get this ball rolling.”

The fee simple 1500 Kapiolani site encompasses 73,103-square-feet of gross leasable space on about 43,000 square feet of land. It was being marketed as being a part of the City and County of Honolulu’s transit-oriented development, or TOD, zoning plans that recommend a possible redevelopment of the Heald College Building site into a residential high-rise.

There are currently three tenants at the Heald College building, including FedEx, Roger Dunn Golf Shops and a Japanese restaurant, according to Ratkovich, who noted that it may seek temporary tenants to fill up some of that vacant space.

Earlier this year Heald College’s parent, Corinthian Colleges Inc., closed all operations and discontinued instruction at its remaining 28 campuses, including the Honolulu campus.

The redevelopment plan for the Heald College Honolulu building is expected to be sent to the city within 18 months or sooner, Ratkovich said.

“It’s a 195-day schedule once you have your initial studies completed, [including] traffic studies, sewer capacity studies, meeting with neighborhood associations, city’s Department of Planning and Permitting, the city council and mayor,” he said. “Once you do all of that, [you’re] ready to submit the application.”

For Salem Partners, being on a distribution list regarding such properties to come up for sale was the way the purchase of these properties began.

“There were two packages, one for the Heald College building and the other for the Walgreens site,” Ratkovich said. “We immediately looked into it. We are already engaged with TOD on our other site [near the Hawaii Convention Center]. We certainly had to make a run at it.”

Salem Partners is also looking to develop a mixed-use project that could include some hotel rooms across from the Hawaii Convention Center in Honolulu, as first reported by PBN.

“We’re still going through our planning process,” Ratkovich said. “We’re still interfacing with DPP. We expect to submit our application on that property in the next 90 days to 120 days to DPP. It’s a great site. Hopefully it will be a nice hotel, condo-hotel, or condominium project.”

Developer plans February construction start on $112M Kapolei mixed-use project

California developer Coastal Rim Properties Inc. plans to start construction on its $112 million mixed-use project in Kapolei in West Oahu in February, the developer said in its recently released final environmental assessment.

The three-phased project, which is located in the downtown Kapolei area, includes affordable senior rentals and retail in its initial phase, a condominium and retail space in the second phase and more retail in the third phase.

All three phases of the “Kapolei Mixed-Use Development” are expected to start at the same time and be completed by Dec. 2017.

The developer said the project addresses the need for affordable senior housing, middle-market condos and retail within the City of Kapolei.

“Kapolei is in the midst of a rapid growth trajectory, implying that there is consistent demand for additional residential and commercial development,” the developer said in its final environmental assessment. “Due to the focus on single-family housing and townhouse development in the Kapolei area, [the project] addresses a specific market that is relatively underserved.”

The first phase will be made up of 154 affordable senior rental units with ground floor retail spaces in a 13-story tower.

Phase two will add a second 13-story tower with 143 affordable and market rate condominium units, as well as more ground floor retail space.

The third phase will comprise an additional single-story retail building facing the remainder of the street frontage and filling out the balance of the site.

Located at 1020 Wakea St., the project is bordered by Haumea, Wakea, Alohikea and Ala Kahawai Streets on vacant, former agricultural land.

Polo Court Investors LLC, which is headed by Coastal Rim Properties and Agave Enterprises LLC, purchased the three-acre parcel from Goodwill Industries of Hawaii Inc. in June for $4.7 million, according to public records.

Coastal Rim Properties is headed up by developer Franco Mola, who also is building two Honolulu condo projects.

Forest City Hawaii’s Kapolei Lofts on track to be complete by summer 2016

The clubhouse for the 499-unit Kapolei Lofts rental community being developed by Fores

It has been nearly seven years in the making, but the developer of Kapolei Lofts marked a new milestone last week when some of the first tenants moved into the rental apartment complex.

Jon Wallenstrom, president of developer Forest City Hawaii, told PBN that the first building in the 499-unit rental housing project was completed earlier this month, paving the way for the first group of tenants to move in last week.

“If you take a look back at housing construction in Hawaii, production of new rental housing on Oahu has been scant over the last few decades,” Wallenstrom told PBN in an email. “Kapolei Lofts meets a niche that hasn’t been filled, and helps to alleviate the state’s housing shortage as well, filling the need for more quality and reasonably priced housing for West Oahu residents.”

He said the first of the four blocks that make up Kapolei Lofts, consisting of 100 apartments, will be completed by Oct. 30. The rental housing project’s 14 residential buildings, totaling 499 apartments, is slated to be complete by next summer.

“Kapolei Lofts has no special subsidies but uses some important government programs that have long been on the books,” Wallenstrom said. “Kapolei Lofts mainly needed belief, persistence, approval that had been achieved by the Campbell Estate decades ago and a private sector developer who understood market-rate rental housing.”

He said rents in the $140 million mixed-use, residential community are based on the City and County of Honolulu’s area median income, which is currently set at $86,900.

In all, 100 homes are set aside for renters who earn 80 percent of the area median income, or $76,650 for a family of four. Another 200 homes for those who earn 140 percent of the area median income, while the remaining 199 homes will be offered at market rate.

And the demand for those rental units has been significant, Wallenstrom said.

Forest City Hawaii staff handed out nearly 2,000 application packets during a two-day period in June when rental application were first made available. At that time, Wallenstrom said some prospective renters started lining up at 6:30 a.m.

“This tremendous response signifies that there is clearly strong demand for quality rental housing in Kapolei,” he explained.

The Japanese firm that purchased the former property of the iconic Kyo-ya Restaurant in Waikiki is planning to develop a condominium-hotel project on that Kalakaua Avenue site, the project’s consultant confirmed to PBN.

Hawaii-based Best Hospitality LLC, whose parent is Tokyo-based Tsukada Global Holdings, is currently developing conceptual plans for this property at 2055-2057 Kalakaua Ave.

“The 25,000-square-foot building on the property has been vacant since the restaurant, serving Japanese cuisine and with its elegant garden setting and catering operations, closed in 2007 after being open for nearly 50 years,” Keith Kurahashi, president of the Honolulu-based planning and zoning consultant firm Kusao & Kurahashi Inc., told PBN on behalf of the new owner.

Kurahashi is scheduled to present plans for the “One Waikiki Project, a condo-hotel at 2055-2057 Kalakaua Avenue” at the Sept. 8 Waikiki Neighborhood Board meeting.

Hawaii developer Kevin Showe and a group of investors sold the property to Best Hospitality for $30.5 million, as first reported by PBN.

The property is zoned for resort/mixed-use and could be turned into a hotel, time share, condominium or a restaurant.

Tsukada Global Holdings, which consists of companies in the wedding, hotel, restaurant, wellness and relaxation businesses, owns Best Bridal Hawaii Inc., an upscale wedding chapel owner.

Former home of legendary surfer Duke Kahanamoku for sale

December 8, 2015 By Mark G. Howard Leave a Comment

royal01From the moment you step in the door you’re captivated. With a bird’s eye view of the break, it’s obvious what drew the father of surfing, Duke Kahanamoku, to this property well over a half century ago.

The history of this four-bedroom, four-and-a-half-bath luxury home dates back to 1937. Although it’s been updated, it was important to the current owner that spirit of the famed surfer not be lost.

“He wanted to respect what was here,”

Before Gordon Thompson did any construction, the executive vice president of Nike had a Hawaiian minister come in and bless the lot.

“The minister said do not take any of the rocks away from the property and they didn’t. Every single rock is still here in the walls,” said Chang.

The original foundation of the home is still intact along with Duke’s and his wife Nadine’s hand prints fixed in stone near the infinity pool in the backyard. A tree in the oceanside garden was given to Kahanamoku by the former emperor of Japan.

“These are black lacquered floors that were here when Duke had the house. Your staircase that you have here and the wall are all part of the original house,” said Chang.

Among the home’s many features are a spacious lanai, an open concept kitchen with a bar, dining room and three guest suites. The master features a sitting room, soaking tub, and outdoor shower.

The home can be yours for an asking price of $8,875,000.
