California developer’s second Waikiki condo-hotel tower under review by Honolulu officials

Duane Shimogawa Reporter – Pacific Business News

A California developer’s plan to build a second condominium-hotel tower in Waikiki that would be next door to its Ritz-Carlton Residences, Waikiki Beach, project currently under construction on Kuhio Avenue, is currently being reviewed by the City and County of Honolulu with a public hearing scheduled for June 6.

Pacrep LLC is aiming to get a Special District Permit for the construction of its 39-story, 350-foot condo-hotel, which consists of up to 280 units, including support facilities, resident services, recreational amenities, streetscape improvements and commercial uses.

The proposed building at 2139 Kuhio Ave. will share an eight-story podium with the developer’s other condo-hotel at 2121 Kuhio Ave., which will contain shared resident services, recreational amenities, vehicle access and off-street parking.

The public hearing on June 6 is scheduled to start at 10:30 a.m. in the Mission Memorial Auditorium at 550 S. King St. in Honolulu.

In February, Pacrep cleared a key environmental hurdle with the city determining that no environmental impact statement will be needed for the development.

Plans for up to 1,500 residential units and five high-rise towers on the Kam Drive-In site across Pearlridge Center were approved by the Honolulu City Council Wednesday.

Council members voted 9-0 to approve Bill 68 giving rezoning to the Live Work Play Aiea project proposed by Robertson Properties.

The developer agreed to make at least 30 percent of its units affordable to those in lower-income categories. A first-ever development agreement reached with Robertson requires that at least half of those units be on-site.

The remaining affordable units must be either within one-half mile of the project, or near other transit hubs along the city’s planned $5.26 billion rail line.

Opposition to the project has come largely from neighbors troubled by the potential for increased traffic and the loss of view planes.

The bill allows three of the towers to be as tall as 350, 300 and 250 feet. Two others could be up to 150 feet. The current height limit is 60 feet.

The median price for condominiums increased 2.9 percent from March of last year to $350,000. According to the Days on Market indicator, single-family homes were on the market for an average of only 17 days, while condominiums were on the market for an average of 25 days.

“The Hawaii housing market is showing a great deal of resilience,” said Julie Meier, president of the Honolulu Board of REALTORS®. “Both the number of sales and median prices of single-family homes went up in March. What’s more, homes on average were only on the market for 17 days, compared to 22 days in March 2013. Days on Market (DOM) measures how fast homes sell. DOM of 17 indicates a very active and strong market, with high buyer interest.”

The public is encouraged to visit the Board’s Internet web site at www.HiCentral.com to see what’s happening in the housing market. The public has the ability to search through Oahu single-family home and condominium listings, available for sale and for rent, and to see a comprehensive guide of homes that will be open to visit this Sunday. All searches can be done by geographic location, price range or both. HiCentral.com provides useful information about buying and selling real estate in Hawaii.

Established in 1922, the Honolulu Board of REALTORS® is one of the largest of 1,500 boards of REALTORS® in the nation, and, with over 5,300 members, it is one of the largest trade organizations on Oahu. Membership is available to licensed real estate brokers, agents, property managers, appraisers, counselors and others engaged in all aspects of the real estate industry who pledge to adhere to a strict Code of Ethics and Standards of Practice. (This report reflects information about resales of existing properties only and does not include new home sales. All of the MLS information is compiled from sales reported during the cited months; this data is known only after closing of escrow. The time delay between the signing of a sales contract and the closing of escrow is usually between one and three months.)

Honolulu median home price could reach $774k by 2015
Bill Cresenzo Reporter – Pacific Business News

The median price of single-family home in Honolulu could rise 9.8 percent this year to surpass the $700,000 mark, according to a recent forecast from the University of Hawaii Economic Research Organization.

And by 2015, the Hawaii construction forecast by UHERO predicts a single-family home on Oahu will have a median price of $773,800.

The median price of a single-family home for all of 2013 was $647,000, while the current record for the median price of a single-family home on Oahu is $685,000, set in December and July of last year, according to data from the Honolulu Board of Realtors.

The report forecasts the median price of a condominium this year will rise 6.2 percent to $354,400, and that by 2015, the median price of a condo is forecast to hit $376,300. Oahu condo prices hit a record high in February, when the median price of a unit was $359,450, according to the Honolulu Board of Realtors.

“Moderate interest rates and further strengthening of economic fundamentals will stimulate demand for homes and drive prices upward,” the UHERO report says. “While Neighbor Islands are still waiting for a decisive upturn in residential permits, the Kakaako condo boom is leading a strong pick up in Honolulu.”

Nuuanu Neighborhood Profile – About.com

April 14, 2014 By idx guys Leave a Comment

nuuanu01Located ever so slightly out of town, Nuuanu feels far removed from the hustle and bustle of downtown Honolulu. The area once housed the summer home for King Kamehameha III. It’s no wonder royalty migrated there during the warm summer months; Nuuanu receives regular precipitation and cool breezes keep temperatures milder than other parts of the island.

The Pali Highway cuts through Nuuanu, providing easy access to the H1, downtown Honolulu (about 10 minutes), and the windward side (less than half an hour). The western side of Pali Highway is home to the few high-rises that exist in the neighborhood, and the eastern side is full of single family units.

Nuuanu streets are lined with churches and embassies, giving insight as to the pace and tone of the neighborhood. Toward dusk, couples and families stroll with their dogs, and at night the loudest noises usually emanate from the crickets or stream. A small shopping plaza, several schools, and a local YMCA make up the rest of the neighborhood.

Current MLS Listings for Nuuanu Neighborhood

Nuuanu People

Residents tend to range from high-income singles to seniors who are living out their golden years. The median household income for the neighborhood is $77,000 (Honolulu city average: $63,000).

Nuuanu Apartments and Real Estate

The average median home value for Nuuanu is $770,000, as compared to the rest of the city’s average home value of $840,000 (average Hawaii state value: $550,000). A quick scan of available rental apartments shows most 1-bedroom units priced at around $1500, with two-bedroom apartments available for under $2,000.

Hospitals

There are a many hospitals within a short distance distance of the neighborhood: The Queen’s Medical Center at 1301 Punchbowl, Straub Emergency Room at 888 S. King St., and right within Nuuanu, Kuakini Health System, which has a small emergency room operation at 347 N. Kuakini St.

Libraries

The closest public library is located at 1515 Liliha St., within walking distance for residents located on the western side of Pali Highway.

Otherwise, the main State Library of Hawaii is located at 478 S. King St.

Parks

Nuuanu Pali State Park was an infamous battleground for the fight which occurred between the warriors of King Kamehameha I (who reigned over the Big Island) and Chief Kalanikupule (who oversaw Oahu and Maui). Today, the site remains a favorite of visitors to the island, as the lookout provides a stunning bird’s eye view of the windward side of the island. Parking is free for kamaaina guests. It is always windy, so pack a jacket.

Though not a park, another local favorite is walking or running the Old Pali Road. It’s a scenic detour that parallels Pali Highway for about two miles. The road was originally comissioned in the late 19th century, and functioned as the primary mode of traffic for trips to and from the windward side of the island. While being constructed, skulls and bones from nearly 800 fallen warriors during the Kamehameha and Kalanikupule battle were found.

Nuuanu Valley Park is home to a playground, tennis and basketball courts, and plenty of grassy areas to run around on. The official address is 2925 Pali Highway, but access it by turning onto Puiwa Road.

Schools

Nuuanu schools are housed within the Roosevelt Complex of the Hawaii School District. There are six elementary schools, two middle schools, and one high-school within the Roosevelt boundaries. For the Hawaii State Department of Education School Finder tool, click here. For a full listing of all schools, click here.

Shopping & Restaurants

Nuuanu is within close proximity to some of the major shopping centers on Oahu, including Ala Moana Shopping Center and Victoria Ward Centers. For small kine errands, check the Nuuanu Shopping Plaza where you’ll find a laundromat and dry cleaners, floral shop, and the requisite sushi joints. Two fan favorite Nuuanu eateries are located close by: Bangkok Chef and Liliha Bakery.

Oahu housing market continues its hot pace as single-family home and condo prices rise in March

Oahu housing market continues its hot pace as single-family home and condo prices rise in March
Bill Cresenzo Reporter – Pacific Business News

Oahu’s housing market continued on a hot pace in March, with both sales volume and prices of single-family homes up over a year ago.

Condominium prices climbed year over year, but sales volume dropped off.

The median price of a single-family home on Oahu rose to $657,000 in March, an increase of 2.7 percent from $640,000 in March 2013, according to figures released Monday by the Honolulu Board of Realtors.

The number of sales rose 6.5 percent to 246 in March from 231 in March 2013.

The median price of a condominium rose 2.9 percent in March to $350,000 from $340,000 in March 2013, but the number of sales declined 5.8 percent to 387 from 411.

“The Hawaii housing market is showing a great deal of resilience,” Julie Meier, president of the Honolulu Board of Realtors, said in a statement.

She noted that single-family homes, on average, were on the market for only 17 days, compared to 22 days a year earlier. Condos were on the market an average of 25 days.

The March numbers are consistent with findings by the University of Hawaii Economic Research Organization, which predicts that the median price for a single-family home on Oahu will hit $700,000 later this year and reach $774,000 by 2015.

Best Places for Homeownership in Hawaii

April 9, 2014 By idx guys Leave a Comment

Best Places for Homeownership in Hawaii
by NERDWALLET on APRIL 1, 2014

Written by Emily Hamann

Homeownership-HI“You don’t have to be rich to live in Hawaii, you just have to want it,” say the brokers on HGTV’s “Hawaii Life,” a Hawaiian real estate television show. They’re not wrong, but they may be oversimplifying some of the realities of the Hawaiian housing market: home values in Hawaii are almost three times higher than median home values in the rest of the country, while the state median household income is just 1.3 times higher than the median national household income, according to U.S. Census data.

To help bridge the gap, nonprofit groups such as the Hawaii Homeownership Center offer homeownership education classes, down payment assistance for first time homebuyers and access to low-interest loans. Developers are also building middle-income housing, such as the new mixed-use project in the Our Kaka’ako neighborhood in Honolulu, so that middle-income families can own homes closer to where they work and play.

We analyzed the 49 places in Hawaii with more than 5,000 residents to determine which have characteristics that are favorable to homebuyers. All of our top picks were unincorporated census-designated places. Our analysis answers three main questions:

1. Are homes available? We looked at the area’s homeownership rate to determine the availability of homes. A low homeownership rate is likely a signal of competitive inventory, more options for renters rather than buyers and expensive housing. Areas with a high homeownership rate led to a higher overall score.

2. Can you afford to live there? We looked at median household income, monthly homeowner costs and median home value to assess affordability and determine whether residents could live comfortably in the area. We used monthly homeowner costs to measure cost of living. Areas with high median incomes and low cost of living scored higher. Thinking of buying a home yourself? Check out our mortgage tool to find the best rate.

3. Is the area growing? We measured population growth to ensure that the area is attracting new residents and showing signs of solid growth. This is likely a signal of a robust local economy, which is another attractive characteristic for homebuyers.

For more details on our methodology, please see the “Methodology” section at the end of the report. Interested in learning more about these places? Visit NerdWallet Cities.

1. Kapolei

Oahu’s “second city” took the top spot our list, with monthly homeownership costs taking up 33.4% of monthly household income. Kapolei has plenty of beaches and it’s also home to the West Oahu campus of the University of Hawaii, a four-year university with one of the lowest tuitions in the country. In 2017, a new rail line is set to open which will ultimately connect Kapolei and Honolulu. When it is fully operational, Honolulu International Airport will be a 26-minute train ride away from the first stop in East Kapolei. The train will stop at 21 destinations between East Kapolei and the Ala Moana Center, the largest shopping mall in Honolulu.

2. Ocean Pointe

This census-designated place is the fastest growing spot on our list, with the population growing by 21.1% from 2010 to 2012. It’s been growing since 1998, when its first homeowners began moving into the Ocean Pointe development in Ewa Beach on Oahu. The land was bought and developed by the Haseko group, and they’re not done yet; construction continues on the adjacent Hoakalei resort community. Ocean Pointe is also among the more costly places to own a home, with monthly homeowner costs at $2,980 and those costs eating up 37.9% of median monthly household income. Many homes at Ocean Pointe front the Hoakalei Country Club, a private 18-hole golf course designed by golf pro Ernie Els. The development is about 20 miles from Honolulu.

3. Waihee-Waiehu

The costs of owning a home in the Waihee-Waiehu area take up just 27.3% of the median monthly household income — the lowest percentage on the list. The homeownership rate in this census-designated place is fairly high at 81.6%, meaning that most homes are owner-occupied, rather than rented. Waihee-Waiehu is in Maui County on the island of Maui, just a few miles away from Kahului, the island’s major city. The area’s biggest employers are state and county governments, and the county seat is also nearby in Wailuku. Local attractions include the Waiehu Golf Course, an 18-hole course, and the Waihee Coastal Dunes and Wetlands Preserve.

4. West Loch Estate

West Loch Estate is a growing subdivision in the Ewa District on the island of Oahu. The County of Honolulu planned the estate to offer some homes at below-market rates to provide affordable housing to low and middle-income families. So it is no wonder that the monthly homeowner costs are among the lowest on the top 10 list, and those costs take up just 31.5% of the median monthly household income. The subdivision is near the 18-hole West Loch Golf Course and the West Loch Community Shoreline Park, a beachfront park offering running and bike paths. From the estate, downtown Honolulu is about 20 miles away. St. Francis Healthcare System is one of the biggest employers in Honolulu County, and is right next door to West Loch Estate.

5. Ewa Villages

Just a few miles west of West Loch Estate, Ewa Villages is a neighborhood of nearly 7,000 people in the Ewa District, near Kapolei. It has the one of the lowest median monthly homeowner costs on our list at $2,010 and the population here grew by 6.3% between 2010 and 2012. The homeownership rate is 82.5%, the second highest on the list, so a large majority of homes in the area are owned rather than rented. The neighborhood is home to Ewa Mahiko District Park and Ewa Villages Golf Course.

6. Mililani Mauka

Mililani Mauka is half of the master-planned community Mililani Town, which was built by the Castle and Cooke development company. It sits on the west side of Interstate H-2 in central Oahu, while the other half sits on the east. It’s the newer part of the development, with construction starting in 1990. Mililani Mauka has a homeownership rate of 83.8%, the highest on our list. Mililani Mauka’s two public elementary schools, Mililani Ike and Mililani Mauka Elementary, were among the top five best schools in Honolulu County, according to Honolulu Magazine’s annual school ranking.

7. Kalaoa

Kalaoa sits on the dry side of the Big Island, just over 70 miles from Hilo, the largest city on the island. Kalaoa is near the Kona International Airport and less than 20 miles from the Four Seasons-Hualalai, one of the island’s biggest employers. Although owning a home here is expensive, with monthly homeowner costs representing 46.9% of median monthly household income, the community is growing rapidly, expanding by 16.3% between 2010 and 2012. The Kekaha Kai State Park is located near Kalaoa and offers access to Kua Bay and hiking trails to the summit of Pu’u Ku’ili for scenic views of the coastline.

8. Ewa Gentry

The Ewa Gentry neighborhood is directly adjacent to the Ewa Villages neighborhood in the Ewa District near Kapolei. Despite their proximity, the two neighborhoods have different homebuyer characteristics: income and homeownership costs are higher in Ewa Gentry and the homeownership rate here is lower at 74.7%. Members of the Ewa by Gentry Community Association can use the community center and heated pool. The neighborhood borders the Coral Creek Golf Course.

9. Hawaiian Paradise Park

For those looking for inexpensive homes — or looking to build one on an undeveloped lot — Hawaiian Paradise Park might be a great place to consider. Though the subdivision is a work in progress, it’s population grew by 20.2% between 2010 and 2012, the second highest growth rate on our list. Median monthly homeowner costs are $1,418 and the median home value is $265,700, both of which are the lowest on our list. In the 1950’s, HPP was started on the east side of the Big Island, just about 15 miles from Hilo. Since there are still many lots waiting to be developed, residents put together a community action committee and created a master plan for the subdivision, which calls for more schools, paved roads parks, public transit and community centers.

10. Waikele

Waikele is a planned neighborhood 15 miles from downtown Honolulu with about 7,600 residents. The neighborhood surrounds outlet stores and a shopping center and has its own 18-hole golf course at the Waikele County Club. Waikele has the second lowest homeownership rate on the top-10 list, but it’s one of the more affordable places in Hawaii to own a home: homeowners here spend only 29.9% of their median monthly household income on homeowner costs.

Homeownership-HIKapolei is the best place to own a home in Hawaii, at least, that’s what a report from the consumer finance website NerdWallet.com says.

The six-page report lists the top 10 places to buy a home in Hawaii. Rounding out the top 10 are Oahu’s Ocean Pointe in Ewa Beach, Maui’s Waihee-Waiehu, Oahu’s West Loch Estate, Ewa Villages and Mililani Mauka, the Big Islands’s Kalaoa; Oahu’s Ewa Gentry; the Big Island’s Hawaiian Paradise Park and Oahu’s Waikele.

The report looked at inventory, affordability and growth in each of the areas. It studied 49 neighborhoods that had at least 5,000 residents.

“Kapolei has plenty of beaches, and it’s also home to the West Oahu campus of the University of Hawaii,” the report says. “In 2017, a new rail line is set to open, which will ultimately connect Kapolei and Honolulu.”

Honolulu is a hotbed for high-end homes, reports from Coldwell Banker and Trulia say

Honolulu ranked eighth on its list of the top markets in the U.S. for luxury home sales.

And Trulia, a real estatte tracking service, ranked Honolulu eighth on its list of cities with the most homes listed for over $1 million.

The Coldwell Banker Previews International Luxury Market Index aid that six properties on Oahu were sold for more than $10 million in 2013.

“Honolulu has seen an uptick in luxury inventory on a famed stretch of Kahala Avenue, often referred to as the “Rodeo Drive” of the island,” the company said.

Trulia said that about 20 percent of the homes listed right now in Honolulu cost at least $1 million.

“In a few places such as Hawaii, million-dollar homes are the norm, and what you get with that price tag is anything but a mega-mansion, said Kacey Snodgrass, a Trulia spokeswoman. “The difference in million-dollar homes across the country are so extreme that you could fit million-dollar properties from New York, San Francisco, Honolulu and Miami together inside a million-dollar mansion in Birmingham and still have room to spare.”

Meanwhile, a report from the University of Hawaii Economic Research Organization says that the median price of a single-family home could top $774,000 by 2015.
