A luxury home on Kahala Avenue in East Honolulu that has been featured on the CBS television crime drama “Hawaii Five-0” was recently sold to a New Jersey couple for $4.8 million, according to public records.

The couple recently closed on the purchase of the property, which sits on one of the most prestigious stretches of real estate in Hawaii.

The 7,000-square-foot four-bedroom, eight-bathroom home, which was built in 2009 and sits on about a third of an acre, is located at 4292 Kahala Ave.

The total assessed value of the property is $3.9 million, according to city tax records.

Kahala Avenue was in the news recently after Japanese billionaire Genshiro Kawamoto sold his 27 Kahala properties or 90 percent of current inventory in that area, to A&B Properties Inc., a subsidiary of Alexander & Baldwin Inc. (NYSE: ALEX) for $98 million. A&B said it plans to sell the properties, which could fetch the Honolulu-based real estate company at least $200 million.

Alexander & Baldwin’s property arm said Tuesday that it has acquired 27 residential properties in Honolulu’s oceanfront Kahala neighborhood, along with properties in Windward Oahu and on Maui, from Japanese billionaire Genshiro Kawamoto for $98 million.

Alexander & Baldwin’s property arm said Tuesday that it is acquiring 31 residential properties in Honolulu’s Kalaha neighborhood from Japanese billionaire Genshiro Kawamoto for $98 million. Seen here is one of the properties along Kahala Avenue.

Alexander & Baldwin’s property arm said Tuesday that it is acquiring 31 residential properties in Honolulu’s Kalaha neighborhood from Japanese billionaire Genshiro Kawamoto for $98 million. Seen here is one of the properties along Kahala Avenue.

A&B Properties said 27 of the homes are located along Kahala Avenue between Diamond Head and the Waialae Country Club, half of which have ocean frontage or beach access.

A&B (NYSE: ALEX) plans to fix up the homes, which have fallen into disrepair under Kawamoto’s ownership, and reposition the properties to take advantage of the current real estate market.

“The opportunistic acquisition of this highly coveted residential land portfolio in Hawaii represents a significant investment in a key Oahu market and reflects A&B’s confidence in Hawaii’s economy and real estate markets,” Chris Benjamin, A&B’s president & chief operating officer, said in a statement. “From a strategic perspective, the transaction highlights our competitive strengths in Hawaii.”

Benjamin said Honolulu-based A&B was able to “leverage our local market knowledge and relationships to complete an off-market transaction at attractive pricing.”

The assessed values for the land only on the Kahala properties totals $117.6 million, according to city tax records, A&B said.

Rumors of a bulk sale surfaced last week, but the rumored buyer was said to be in Japan. The A&B acquisition fits with the kamaaina company’s strategy of reinvesting in the Hawaii market.

“Our experience and balance sheet strength allowed us to negotiate and close the all-cash deal in less than 90 days, once the seller indicated a willingness to sell, and we anticipate achieving investment returns consistent with our past Hawaii investments,” Benjamin said.

A&B Properties Executive Vice President Michael G. Wright noted that A&B has now acquired nearly 90 percent of the current inventory in Kahala, one of Honolulu’s oldest, priciest and most prestigious neighborhoods that attracts local executives as well as well as international buyers.

“We will be focused on cleaning up these properties, and anticipate a full recovery in property values,” Wright said in a statement. “This acquisition is truly a once-in-a-lifetime opportunity, and we are gratified to see our efforts come to fruition.”

Sales of the properties will start immediately, and A&B expects them to sell over a three- to five-year period.

The portfolio includes the 27 Kahala Avenue properties, which encompass 13.7 acres; two residential lots and a preservation-zoned parcel in Windward Oahu and a 146-acre agricultural-zoned parcel in Kihei, Maui.

The 27 Kahala Avenue properties include eight oceanfront lots, one oceanfront home, five nonoceanfront lots and one home located on the makai, or oceanside, side of Kahala Avenue, amd six homes on the mauka, or mountain, side of the street.

Benjamin also has said A&B is interested in acquiring another large Hawaii real estate portfolio — the Kaneohe Ranch properties, which include most of Kailua town.

Japanese billionaire Genshiro Kawamoto may be preparing to sell — or has already sold — some of his more than two dozen properties in the upscale oceanfront Kahala neighborhood in Honolulu.

Japanese real estate investor Genshiro Kawamoto

Hawaii News Now reports Richard Turbin, a local attorney and Kawamoto neighbor, said he was told a large Japanese corporation based in Tokyo has purchased the Kawamoto properties and plans to put them on the market.

Hawaii News Now reports that preliminary title reports have also been pulled on a majority of Kawamoto’s 27 Kahala properties, which real estate agents say its a first step in a sale.

Kawamoto has been fined thousands of dollars this year for allowing his properties to deteriorate, under a new law that requires homeowners to clean up their properties or pay stiff fines. Earlier this year, Kawamoto was jailed for three weeks in Tokyo after being arrested on tax evasion charges tied to his Japan real estate holdings.

The developer of a $10 million Kakaako amusement park that will feature a go-cart track, miniature golf course, wave pool, indoor skydiving, skate park, rock climbing wall and several carnival amusement rides has received a key special management area permit from the state.

Alii International Services LLC is headed by Hawaii entrepreneur and extreme sports enthusiast Billy Balding, who has done work as a marine film coordinator and business consultant. He is calling the Kakaako Adventure Park “an urban adventure thrill-tainment and edu-tainment attraction in Kakaako.”

Kakaako_masterplan-largeThe park, which aims to create 30 jobs, is planned on three acres owned by Kamehameha Schools along Ala Moana Boulevard at 222 Ahui St.

In addition to Balding, the project involves James Owen, former president of Discover Hawaii Tours.

Neither Balding nor Owen could be reached for comment.

Anthony Ching, executive director of the Hawaii Community Development Authority, which is charged with developing Kakaako among other areas, told PBN that Alii International Services has already received its development permit and is in the process of negotiating a lease with Kamehameha Schools.

Two pieces of a master plan for redeveloping nine blocks in Kakaako owned by Kamehameha Schools got the go-ahead Wednesday.

Oahu’s housing market hit a new high last month with the highest median sales price for single-family homes in more than five years, according to statistics released Monday by the Honolulu Board of Realtors.

The $677,250 median price for a home in June was 9 percent higher than the $620,000 median price from the same time period last year. The previous peak was $685,000 in June 2007, which is just 1.1 percent higher than June’s figure.

The number of home sales rose 10 percent last month to 308 sales from 279 sales in June 2012.

Oahu’s condominium market also continued on its red-hot pace with double-digit percentage increases in both the number of sales and the median sales price.

In June, there were 392 condo sales, which was 15 percent more than the 342 sales in June 2012.

The median sales price of a condo last month was $330,000, an 11 percent increase from $297,000 during the same time period last year.

Home and condo sales also sold faster last month compared to a year ago with both categories on the market for a mere 20 days.

The Ritz-Carlton Residences, Waikiki Beach is a 38-story hotel condominium project at 2121 Kuhio Ave., under development by Pacrep LLC with an expected completion date in early 2016.

The sale event was held simultaneously on Saturday in Waikiki, Tokyo and Shanghai, and broadcast through a live webcast, making it possible for potential buyers across the world to participate. More than 8,500 people participated in the webcast.

“We are very pleased with the positive response we have received in such a short time period,” Jason Grosfeld, Pacrep LLC representative said in a statement. “The success of this weekend’s event further reinforces that, for our buyers, Ritz-Carlton is by far their top choice.”

The units range from studios to three bedrooms and penthouses. Amenities include resort pools, a spa and a fitness center.

The remaining units available for purchase through the Pacrep’s sales team range in price from $750,000 to $15 million.

The sales event kicked off with an announcement that sushi restaurant Sushi Sho will open its first location outside of Japan at The Ritz-Carlton Residences project, and that ESquared Hospitality will open BLT Market, a farm-to-table restaurant on the lobby level of the building.

New York-based gourmet market Dean & DeLuca also plans to open its first store in Hawaii in The Ritz-Carlton Residences.

“The addition of The Residences along with our exciting food and beverage partners will further secure Waikiki’s position as a world-class destination and establish this as the premier neighborhood within Waikiki,” Grosfeld said.
